How does IMMOSWITCH work?

1. Set your profile, register your object/property and set a desired exchange value - Choose your subscription

2. Choose between a free subscription, a 6-month subscription, a 12-month subscription or an unlimited subscription. Please note that only limited functions are available with a free subscription. Only with a paid subscription can you view clear images and detailed information about the property and chat with the other party. The 6- and 12-month subscriptions also offer you different matching options tailored to your needs.

3. Checking and activation: Your property will be checked by us and then activated.

4. Consult your exclusive exchange offers, assign hearts, be notified and visit the property... - Did you like a property? Does the owner have a crush on yours too? Congratulations, there's a SWITCH (match). You're now in contact with the owner and can communicate via messaging to arrange a visit.

5. Negotiate the conditions, validate the exchange transaction and arrange a meeting with the notary... - Once the objects of exchange have been found and the owners have agreed on the conditions, the transaction can be completed. Real estate sales must be certified by a notary.

6. Finalize the deal at the notary's office: Our network of notaries specialized in real estate exchange is at your disposal... - If your notary is dragging his feet a little, Immoswitch gives you the opportunity to call directly on our network of notaries who are convinced by the exchange and fully informed, without going through an intermediary.

What is IMMOSWITCH'S goal?

Unlike traditional sales, the focus is not on achieving the highest price but rather on finding tailored solutions, such as succession planning. In a complex market, many property owners are reluctant to sell or leave their homes unless they can secure something in return, making exchanges a practical and strategic alternative.

Which method is used to value your real estate?

The system is linked to a hedonic, database-supported valuation system. The valuation model uses modern machine learning technologies and an extensive collection of data to calculate market price estimates for residential properties.

The valuation of each property is based on the data provided by the user. For a precise and reliable assessment, we recommend consulting an expert.

How much does IMMOSWITCH cost?

Our subscription models:

Free trial subscription: With the free trial subscription, you can view the real estate listings, but only with blurred images and limited information. In addition, you cannot send chat messages or mark favorites.

​6-month subscription (CHF 20.00 per month): Your property is fully presented for 6 months. You get unlimited access to all listings with pictures and detailed information. You can also chat with other users and exchange information. Your address remains anonymous until a match is made.

​​12-month subscription (CHF 15.00 per month): Enjoy all the benefits of the 6-month subscription for a whole year at a reduced price. Your property remains fully represented for 12 months, you can see all listings with pictures and information, chat with other users and exchange information. Here too, your address remains anonymous until a match is made.

Unlimited subscription (CHF 300): Enjoy all the benefits of our service with no time limit. For a one-time payment, your property is continuously represented without any expiration date. You can access all listings with pictures and detailed information, interact with other users, and exchange valuable insights. Your address stays anonymous until a match is made, ensuring your privacy is always protected. The subscription will only be canceled upon a successful exchange, carried out through your efforts.

How does a property exchange work when the properties have different values?

In a property exchange, apartments or houses are exchanged, even when the property values differ. This always involves two separate transactions, which are not directly offset against each other. Each party pays the full purchase price for their respective property in this process.

Are there already properties in my region?

IMMOSWITCH is a startup founded in 2025 with the goal of listing 3,000 properties online within the next two years. While we are not yet equally represented across all regions, you should still list your property, even if your dream home isn’t available yet. Can I exchange my second home?

Yes, a holiday apartment can also be exchanged within Switzerland for another holiday apartment or a vacation home.

Minimum term and cancellation

All subscriptions can be canceled at any time with just one click. However, billing will continue until the end of the subscription period.

Can I also exchange my mountain chalet for a city apartment or my lakeside villa for a small apartment for my retirement?

Of course! Whether it's bustling city centers, picturesque lakeside locations, attractive mountain regions, or peaceful countryside living – our experience shows that people are drawn to all directions. It always depends on one's current life situation, which is constantly changing.

Apart from residential properties, is it possible to exchange other types of assets, such as hotels, restaurants, land, etc.?

Apart from residential properties and second homes, the IMMOSWITCH platform also gives you the opportunity to exchange a wide range of real estate, such as restaurants, hotels, land, industrial or commercial buildings, stores, and much more, whether for rent or sale.

Which notary can manage and record the property exchange?

If the exchange involves two properties located in the same canton, the transaction will be easier: in most cases, if the parties agree on a notary, a single notary will be able to draw up the authentic deed required for the double transfer of ownership, which will take effect on the date the deed is filed with the land registry. A single notary therefore handles all the civil and tax aspects of the transaction, and a single deed is drawn up, which is reassuring for the parties.

If the houses or apartments are located in two different cantons, two notaries and two deeds will be required, and excellent coordination between the notaries will be essential to ensure that the exchange is carried out at exactly the same time.

Will I save money on transfer taxes?

No, in principle, the exchange does not allow you to avoid the tax that most Swiss cantons levy on the transfer of real estate, whether it is a sale or, as in our case, an exchange.

A transfer tax will therefore be payable at the standard cantonal rate, and the amount will depend on the exchange value of the property. It should be noted that some cantons grant tax reductions or even exemptions under certain conditions, particularly in the case of the purchase of what becomes the buyer's home.

Does the exchange lead to exemption from capital gains tax?

Unfortunately, the answer is no. There is no tax exemption. However, in cases where the exchange involves a primary residence and the owner of house A remains the same for house B (for example, without involving their spouse), the real estate gain tax may be deferred, in principle even in the case of an intercantonal exchange.
